Skylight Leaks

Skylight flashing is an aspect of the roof that adjusts between the slope and the curbs. When it is installed correctly, it will allow you to enjoy your skylight without any issues. However, if the flashing is installed incorrectly, you can end up with significant skylight leaks in your Alberta home, and it may ruin the room that sits right below the skylight.

There are many problems with skylight flashing and that is because contractors are not aware of the importance of flashing. There is a very loose interpretation within the Alberta Building Code and many contractors make the assumption that the underlayment and tar are what protects against the leaks. However, it’s actually the skylight flashing that provides the leak protection that is needed.

It’s possible to spot a poor installation if you know what you are looking for. All of the flashing should extend at least 4 inches from the skylight onto the deck of your roof. There is also a back pan exit that will prevent water and even snow from accumulating into the back pan.

Often, re-flashing your skylights will be the necessary step in order to provide leak protection.
